Make every bidder price the same service. Use these questions to separate a complete managed network from an installation quote with the operating work left out.

Suitable for new builds, upgrades and provider replacement

1. Survey and evidence

  • Has the provider walked the building rather than priced only from drawings?
  • Will coverage be designed and tested inside every room and amenity space?
  • Are existing cabling, containment, switches, comms rooms and the incoming circuit documented?
  • What evidence and drawings will be handed over?

2. Design and capacity

  • What occupancy and device assumptions drive the design?
  • Is move-in week peak demand included?
  • How are resident, staff, guest and building systems separated?
  • Who is responsible for the incoming circuit and its lead time?

3. Installation and go-live

  • Who supplies cabling, containment, hardware and making-good work?
  • How will occupied areas be scheduled?
  • What room-by-room acceptance test defines completion?
  • What spares and rollback plan exist for opening week?

4. Managed operation

  • Is monitoring proactive and genuinely 24/7?
  • Do residents contact the provider directly?
  • What response and escalation commitments apply?
  • Are firmware, configuration, security and performance reviews included?

5. Commercial comparison

  • Separate installation, hardware, circuit and ongoing service costs.
  • Confirm contract term, indexation and what happens at renewal.
  • State who owns equipment during and after the term.
  • List every exclusion rather than hiding it in assumptions.

6. Exit and continuity

  • Who owns configurations, diagrams and resident data?
  • What information is supplied to a replacement provider?
  • How is service maintained during transition?
  • What deletion and security obligations apply at exit?
